How about Indian, Chinese, Thai, Argentinean, a coffee shop, ice cream parlor, bagel store, european deli, seafood, Middle Eastern, pho, Cajun, vegetarian. Those are just things that came to mind that I like! You can probably add more. Remodel of the site to include al fresco dining options. Make the place hospitable and comfortable to visit. Establish zero tolerance for loitering, trash, rude behavior, and so on, and enforce it. The place could be a gem.
