President's Message

Thanks to the efforts of our Manager, Sharon LaRosa, the work of many volunteers, and of our contractors, the pool opened on May 1st for swim team practice, and on weekends to the membership. Over the winter, several work parties, led by Sal LaRosa, made numerous improvements to the facility. Dead and damaged trees were removed, we installed a new pool cover, repaired major leaks in the pool skimmers, and installed new light fixtures and painted the restrooms. Please take a few minutes to stop by and see how great everything looks, and how well it's running.

We tabulated the results of the questionnaire distributed back in February. I appreciate that 28 of our homeowners took the time to respond. There appears to be a great deal of interest in providing some daytime activities at the Clubhouse. Members who indicated an interest in serving on a committee to plan and implement daytime activities will be contacted. Others who may wish to participate should contact the Clubhouse.

Several of your suggestions have already been acted upon, such as extending pool hours in June and refurbishing the restrooms. We will continue to explore some of the other ideas you provided.

Finally, I want to thank those who joined us for the Mothers Day celebration on May 12th and helped to make it a success. Be sure to come out to the pool on Sunday, June 16th, when we honor the fathers in our Association.

Bob Williams, President

2001 Audit Report

Levy and Associates completed the audit of the year 2001 income and expenses on March 29, and a draft is available at the Clubhouse for inspection.

The Board has not yet approved the draft and plans to delay distribution to the Homeowners for about a month because of questions relating to tax issues on Associate Member dues.

As has been reported at several past Board meetings, LPA lost about $8,300 on a cash basis and $6,300 on an accrual basis in 2001. A significant portion of the loss-approximately $4,000- can be attributed to federal and state taxes on Associate Member dues. The Board is taking steps to resolve this matter, which also affects the 2002 budget.

Despite the deficit in the past year's budget, and the potential for the same deficit in 2002, the Association is financially sound, due to Operating and Replacement reserves of about $100,000. Unless there is a major unforeseen equipment failure or repair expense, the Board sees no need at this time for a special assessment or dues increase.

Firewood Available

Several trees have been removed from the area surrounding the Clubhouse. There is still some wood available. Contact Sharon at the Clubhouse if you're interested in getting any of it.

Fathers Day at LPA Pool

Please join us at the pool on Fathers Day, Sunday, June 15th. There will be a special surprise for all of the Dads who come to the pool that day!

Property Maintenance

According to the Los Paseos Association CC&Rs, boats, RVs, or trailers are not to be parked in front yards or driveways. If you are not in compliance with the requirement, please make arrangements to move the item to a side yard where it is screened from view, or to a storage facility.

If you need to dispose of any large items, call Recycle-Plus. They will pick up any three large items for $19.00. Contact them at 277-2700.

Remember that garbage carts, recyclables, and yard debris are to be placed by the curb no earlier than the day before your regularly scheduled pick-up.

Support Our Contractors

In addition to volunteers, we are fortunate to have a group of terrific specialists helping to maintain our facility. If you're looking for someone to do work at your home or business, please consider calling one of these companies:

Successful Events

The champagne, strawberries, (and Martinelli's Sparkling Cider) served at the pool on Mothers Day helped to make it very special for those mothers in the community who came out to celebrate. Thanks to Sharon LaRosa for planning and implementing the event.

Sharon wishes to thank Raul Luna for making the beautiful strawberries. You may recall that Raul is the neighbor who made the great hors d'oeuvres for the Winetasting event. The strawberries were dipped in white and dark chocolate, and looked like little tuxedos!

The hotdogs, chips, and sodas served on opening day were also a big hit. We look forward to having more of these special treats for the membership over the rest of the summer.

Members Night!

Be sure to read the special flyer attached to this newsletter. The Social Committee is planning an event for adult members of the association. It will be held on Saturday, June 29 at the Clubhouse.

A Reminder-If You Plan to Remodel or Landscape

If you're planning to make any major changes to your home or property, you will need to complete a project form for the Architectural Committee of the Los Paseos Homeowners Association. Call Sharon LaRosa at the Clubhouse to get a form. The City of San Jose also requires that you provide this documentation in accordance with the CC&Rs to obtain a building permit.

Clubhouse Rentals

The season for graduation parties, weddings and showers, and Fathers Day barbecues is fast approaching! Do you know that our Los Paseos Clubhouse is available for private party rentals? It's convenient, inexpensive, and well-equipped for your event. Use of the kitchen is included, and there are folding chairs and tables, as well as barbecue facilities for your party. Call for available dates and cost.
